Terms & Conditions of Booking

The following Terms and Conditions are made on the basis that:

  • Guests are granted a limited permission to occupy the Property for holiday purposes.
  • This is not a residential tenancy agreement under the residential tenancy legislation.

Failure to comply with the Guest’s obligations in the Terms and Conditions may result in termination of permission to occupy the Property and eviction

General Obligations of Guests

Guests and visitors must:

  • Comply with all House Rules, Planning Approvals and Local Government By-Laws.
  • Maintain the Property in a clean and hygienic state during the stay.
  • Not partake in any illegal activities during their stay.
  • Not smoke inside the Property during their stay.
  • Respect the residential amenity and security of the Property and neighbours.
  • Refrain from anti-social behaviour and abide by noise curfews.
  • Guests must control and be responsible for visitors and ensure that visitors comply with the House Rules.
  • Comply with any instructions from the Owners and their Agents and authorities during their stay.
  • Notify the Owners of any damage, breakages, theft and/or potential risk or liability discovered during the stay; and
  • Notify the Owners of any disputes or complaints as soon as is practical.

TARIFF Our booking and tariff includes the use of the full house and property by up to a maximum of 10 guests.
A minimum stay of 2 nights applies.

PAYMENT AND CANCELLATIONS A 50% booking deposit is required to confirm a booking. Full payment is required at least four weeks prior to check in. Cancellations require a minimum of 30 days notice to obtain a full refund. Cancellations within 30 days of check-in date forfeit 100% of the full tariff (unless the property is re-let). Refunds for cancellations after this time are subject to the property being re-let. Some conditions may apply. Transfers and cancellations are subject to a $100 administration fee. Credit Card payments attract a 3% processing fee. No refunds are available for specially discounted package rates or for bookings over the peak Christmas/New Year/Easter periods.

The house is located in the hinterland adjacent to a National park and the pool and grounds can and occasionally do get leaves and twigs and wildlife in them. While all attempts are made to address these as soon as practically possible and we do get the pool and grounds professionally serviced and maintained regularly, no claims for refund or cancellation on the above grounds will be entertained.

CORRESPONDENCE & INVOICING If an invoice is required, please let us know at the time of booking. Invoices will only be issued in the name of the “Guest” specified in our booking confirmation. We will correspond only with the “Guest” specified in our booking confirmation for all matters relating to payments, accounts and other booking related matters.

CLEANING AND DAMAGES On departure it is expected that the property be left in a similar state to its condition on arrival save for normal cleaning. Please ensure the fridge is clean, dishes are washed and put away, floors are swept and furniture is returned to its original location. Failure to complete these tasks may result in additional cleaning charges which will be passed on to the Guest in the form of a security bond claim. You will be responsible for damage to the premises or loss of or damage to any items in the premises and will be required to pay the cost of replacement or repair (at the discretion of the owners) of any such item damaged or lost.

FIREWOOD Firewood sufficient for normal use is supplied free of charge from 1st June to 31st August.
From 01 September to 31 May, firewood -if available- is charged for at the normal rate set by the Industry. Guests can also purchase firewood from the local BP at Mapleton.

SECURITY BOND – We require details of your credit card (or a $250 security bond if credit card is not available). The cleaning bond will be refunded in full if the premises are left in a reasonable condition upon vacating. Any additional cleaning required will be charged at $55 per hour.

CHECK IN & CHECK OUT: Check in is at 2:00 PM and check out is at 10:00 AM. An early check-in or late check-out can be arranged but are subject to availability and may be withdrawn if a subsequent back-to-back is made by another guest or due to operational/maintenance reasons.

USE OF PREMISES At no time during the occupancy, shall more than the number of persons shown on your booking confirmation reside overnight at the premises without the prior consent of the owners, whereupon extra charges will be made.

This property is hired to you for your quiet enjoyment.

It is not hired to you as a venue for parties, functions , weddings or business activities including, but not limited to, running yoga, spiritual healing or massage retreats of any kind without our express prior approval.

If it is found that an unauthorized function or activity has been held at the property, you will be liable to pay an additional charge of $250 per guest per night in addition to the standard accommodation cost. The guest shall not bring animals or pets on to the premises without prior approval.
We will require photo ID (drivers licence is sufficient) and will take an imprint of your credit card at the time of check-in for security purposes.
